This is a clause that excuses the signatory from any blame but would actually be little use for example as a defense against a claim based on negligence.
It is rather like the landlord saying to the tenant: "If anything goes wrong, you can't sue me for anything above the value in the building."
This may have some relevance in leases of commercial property but much less so in residential properties.
