Real Estate Principle of Substitution

This principle refers to the need to set a market price for a property when the cost of substituting a property of similar type must be considered. If, for example, the asking price of a home is $250,000, but similar homes in the neighborhood sell for $50,000 less, the chances are the property will not sell for that full asking price and so by the principle of substittuion rule the actual price would be $200,000.
